Landlord Tries To Keep Security Deposit... Ummm, No
About 10 years ago, my at-the-time girlfriend (now wife) and I moved from the area we went to college to an apartment near where we planned to start our careers. I say it was an apartment, but it was really the basement of a house that the landlord had walled off to create 2 "apartments" to rent. The place was kinda crappy, but the rent was cheap for the area, and we were close to work. Everything was fine for a few months, but the only parking for us was on the street out front - the couple that rented the upstairs "apartment" had rights to the garage and driveway (they paid more than we did). Suddenly my car got a couple BS tickets for parking on the street - I'm guessing some ass-clown cop needed to meet their quota - and my girlfriend's car got sideswiped in a hit & run. This crap had to stop, so we emailed the landlord (her preferred form of communication) to ask if there's anywhere safe for us to park. She replies, "Park anywhere you want." We had noticed that our upstairs neighbors usually eschewed the driveway to park in the front yard (they were horribly lazy), so we figured that would be a good spot for us too. We parked in the front yard the rest of the year. We figured that would be the end of it. We finished our lease, left the place in better shape than we found it, and requested our $1500 security deposit back. After a couple weeks, we got a check for $700... WTF!?!?!? Since there was no explanation, we asked the landlord for one, and she replied that the deducted amount was to "re-sod the lawn", claiming that parking on it had damaged it. Now, I was the one who cut the grass at this house while we stayed there, so I was well aware that the lawn was more weeds and bald spots than grass - picture the African savanna in mid-summer. No one had ever lifted a finger to landscape any part of the property, but the landlord wanted to sell the house once the leases were up, and she figured she could get the renters to pay for a nice, new lawn. I complained to the landlord: didn't care. I put in a complaint with the local housing department: didn't care. I threatened to take her to court: didn't care. So, that's what I did - took her to small claims court. I had never sued anyone before, so I was going in prepared! I took pictures of the entire front yard - the area that we "damaged" was actually one of the best patches of grass, though it did have a small rut that my tires made when the yard was muddy in the summer. I got testimonials from our upstairs and across-the-street neighbors. Most importantly, I printed out the email where the landlord told us to park anywhere. We were suing for $1800 to cover court costs and us both missing a day of work on top of the full security deposit. In mediation we said we would settle for $1400, but she must have thought she was in the right because she refused to offer a penny more than the original $700 check, which we never cashed. When we got in front of the judge, it was pretty clear that she had no evidence, hadn't prepared anything, and just assumed that us "kids" would fall on our faces. We did not. We put everything we had in front of the judge and made our claim (he was impressed). He stopped us when we showed him the email to ask the landlord, "Did you really tell them to park wherever they wanted?" When she said "yes", the judge replied "Then what are we even talking about?", and that was that. Judgement in full for us, and that b***h had to pay to re-sod her own damn lawn. Next time you tell someone to "park wherever you want", you'd better mean it. Or at least don't try to f**k someone over when they comply with what you said! My grandfather was born in 1943 and was sailor in the 60s. He subscribed to a very tight honour code when it came to taking care of one's friends and community. So when a little old lady who had lived in her house as long as anyone could remember had her rental lease passed on to a new owner, no one was pleased when he evicted her, after higher rent. My grandfather, however, offered to help with the exit maintenance, and the landlord requested a new paint job. So paint it he did, in one day, with all his sailor mates. Every interior wall, floor and roof with black ship paint. You know, the stuff that's supposed to withstand being at sea. My grandfather said he was irate, but couldn't do anything because all he had requested was a paint job with no other stipulations, and that's what they had done.

Don't put a Do Not Disturb sign on your door all day and then expect your room to be cleaned after 3pm when all the housekeepers are gone. Front desk workers are not housekeepers, sorry!

The thinness of the sheets and roughness of the towels from being washed too many times. My family has owned two hotels since the 60's and about every decade we hire some consultant to come and tell us what we are doing wrong because we aren't managing owners. Without fail every single one will tell us we are scrapping our worn linens too early, that we can get another six months out of them and without fail it is the one piece of advice we always ignore. We did a cost analysis and it is worth the cost of having happy guests rather than saving a marginal amount by having sheets you can read a newspaper through or towels scratchy enough to sand paint. I worked security for a while at a really large hotel. Two stand out in my mind. The first, a guest that went out by ambulance because of some "allergic reaction" (what the guest claimed at least). The room was full of black and bloody diarrhea. The smell was horrible, I have never smelled s**t like that and hope to never again *gag*. The second wasn't something left but a assistance call. Elderly man was unresponsive when we got there. We used a defibrillator on him till the ambulance arrived and he actually survived. He came back to the hotel some months later to thank us, it was great. Most of those calls didn't end well so having one who survived and came back to say hey was nice.

One of my favorite hotel stories (not a room, but the pool): It’s late evening, and a woman comes angrily in to our lobby from the pool with three children and says, “You guys need to do something about what’s going on out there,” and gestures to the pool area. I look at her inquisitively and she just says, “Go look, you’ll see.” I walk outside and it’s pretty immediately clear the couple in the hot tub are “discreetly” having sex. I approach just enough to get their attention and say, “Hi guys, I know everyone’s here to have a good time tonight, but we got a complaint about some hot and heavy activity in the hot tub.” They’re clearly intoxicated, but apologize and say it will stop. A few minutes later, the phone rings. It’s the woman who complained before calling from her room which faces the pool. “They’re still at it. You need to do something. Children are staying in this hotel.” I go back outside and sure enough, now that the spectators are gone, they’re f*****g it out in the hot tub. I go back out, tell them to get out. They start giving me the story: it’s their anniversary, they’re very sorry, we won’t have any more problems with them, etc etc. I foolishly let them stay in the hot tub. 10 minutes later: phone rings. “Seriously!!?” Same lady. I look out the window, they’re both totally naked. “I’m sorry, ma’am, I’ve warned them, I’m calling the police. Police arrive and head out to the pool. The officer handles it like a pro. He’s very nice, let’s them know that it’s inappropriate, but he doesn’t want to ruin what’s clearly a fun weekend for them both, but they need to go to their room and not come out for the rest of the night. They are to stay in their room until tomorrow morning. No excuses. The couple thanks him for his understanding and promises they’ll behave and stay in their room. The officer and I wind up chatting and laughing about it all and he asks if he can grab a cup of coffee in our lobby while he fills out his report. Of course he can. He’s sitting in the Lobby, I’m back to work, and I hear him say, “Oh, you’ve got to be f*****g kidding me!!” I’m shocked at the broken quietness as I see him jump up and exit the Lobby... Right to the hot tub, where the same couple is back in the hot tub making out. (I can only assume they took the stairs at the end of the hall out to the parking lot and around to the pool.) Arrested them both. They came back Monday afternoon (they were arrested on Friday night) to collect their property.

A syringe under a mattress, AFTER I felt a prick on the end of my finger. I was tucking in a sheet under the bed, and there were actually two uncovered "insulin" needles under there. I got rushed to hospital; hepatitis shots and a tetanus shot, two different hiv prevention medication for a month, monthly blood tests for about a year. I'm fine, and it barely stuck me in truth, but I was already afraid of needles and disease I still feel traumatized. I was not going to post at all, but I've always wondered if there was anything else I should have done. The doctors assured me that they were more precautious than necessary.This Panda hasn't followed anyone yet
