Every year is notorious for different reasons. 2019 was the year of Trump’s public impeachments, full of highs and lows. And 2020… do we even really need to go there? I mean, this notorious sum up we published last year should do the job instead.
And it turned out that the year 2021 was no less messed up. With the pandemic becoming the new normal and changing the ways we live beyond recognition, making the real estate prices soar and leaving millennials in an eternal state of rental despair, the time of uncertainty proved to be the perfect breeding ground for false assumptions, fake news, and totally crazy myths. And boy, we had a ton of them.
So should we just give this year a medal for basically the dumbest 365 days in modern history? Well, below are some posts to prove we should. If not, we may wait for the next year to see if that one’s gonna be up for the challenge.

as someone who has been homeless outside we would rather sleep UNDER the benches to prevent being soaked by the rain | here in belgium they do their upmost best to prevent the homeless from sleeping in.. places put poles in any flat surface, block porchessend policemen to arrest the homeless ( includeing searching them which means getting us naking yes even underage teenage me! cops do this! so really sleeping inside of a station where there are CAMERAS and you know people will tell on you and get the police ((some people-quisling even offer to take you in call the cops when you're not looking keep an eye on you and get you arrested so we don't stay in the streets being completely harmless but stay in a cell after having been stripped!!)

From anti-vaxxers coming up with the most insane conspiracy theories to an unprecedented spike in online disinformation, people were not shy to come across as, let’s say, not exactly the brightest ones.
At the same time, human intelligence varies astonishingly and it’s pretty hard to label one person dumb and another one smart. After all, even the smartest bunch can be prone to stupid decisions and behaviors. And who are we to judge them?

“A) Is what I plan on doing going to hurt someone?

C) Am I willing to accept the potential consequences of this action?
D) Is this action something that fits into my value system? Would the person I aspire to do this?”

It’s still a grey area, where huge amounts of info are regurgitated on a daily basis. Should those people be held accountable? And this is an open-ended question, at least for now.

OK, for the umpteenth time: Landlords do not hvae to operate under the same strict regulations for lending (post-2008) that *mortgage lenders* do. I'm sorry, but a landlord may figure you're a safe bet, but Fannie Mae or USDA or so forth will *not*. Clean up your credit, establish solid savings, get a down payment. Why these rules? B/c people got houses when they didn't have a chance of affording them, to fuel the mortgage-backed securities boom of the early 2000s, and the foreclosures were a factor in making the system disintegrate, b/c suddenly all this value wasn't there anymore, and here we are.
Agreed, as someone who actually works in the financial industry, there is a lot more to owning a house than a mortgage. Ironically, my mortgage itself is $942/m. That's just the mortgage. My property taxes this year are $5480. My homeowners insurance was $3,300 and flood insurance is $680. Add those all up and the cost of just owning my house is $1,730/m.

As someone who rented from 1994 until 2015 i can assure you- owning a home with a reasonable mortgage saves you money, regardless of “hidden costs” (The exception possibly being if you live somewhere with a very cheap rent). My last apartment was $1800 fpr a 1br plus gas and electric. Parking was additional and laundry came out to three dollars a load in the laundry room. This is from someone who had to have roof and electrical repair in November. Not only that, my rent increased almost every single year I rented with the exception of 2008-2009 because my landlord was decent about the entire economy collapsing. I ended up moving quite frequently, a huge expense and itself, because rent prices were out of my control and continued to go up outpacing cost of living dramatically.

Damn it is expensive to be poor and homeownership is moving into the realm of middle class and rich persons ONLY. We now have corporations buying up homes and rental properties, raising the prices obscenely and selling them into a housing market where prices have skyrocketed. This keeps a large population of people in the poverty trap, constantly overpaying for basic life necessities and unable to even think of home ownership. How on earth will the next generation even have a chance of improving their lot?
Or how about there being record numbers of homeless people and record numbers of houses just standing empty falling to pieces. The bank would rather have empty houses falling to pieces then people living there that need it

Whilst from a personal viewpoint it doesn't make sense, Banks are a business, and a heavily regulated one, so need to look at the wider picture. Part of the reason the crash in 2008 was so bad was banks had been lending far too much, and much too easily when people didn't have savings or significant deposits, with the result that once the economy change, people didn't have the income to meet repayments. Whilst it makes sense to me today that I can afford to pay my rent, I can afford to make mortgage repayments that are less, the bank needs to look at the likelihood that in 20 years I am still going to be able to meet those repayments. Things like credit history, other debts, income, work history and how much of a deposit you have to start with all need to be taken into consideration before entering into a long term loan with someone.
They're not saying you can't afford $950. They're saying you're not an acceptable risk to them to lend you money. Seems fair to me.
Also, when I tried to remove my ex from my lease, I had to re-prove that I could afford the rent all by myself, when I had been paying it all by myself the whole time anyways because he didn't contribute jack. So I had to prove I could afford the rent I had already been paying for the last 4 years.
I really don't know what "Kat" is talking about. If a community charges $1400 a month in rent, chances are that even the lowest mortgage will cost no less than $1700 a month. The only way a $1400 a month of rent community will offer a $950 a month mortgage is if the home is unlivable and requires serious repairs and upgrades. Otherwise, everyone would buy and there'd be no renters.
Wait. Are you trying to say that landlords are routinely renting out their properties at a loss? Trust me, if the mortgage on a rental home costs the owner $1700 a month, there is no way on God's Green Earth they are renting it out for $1400 and taking a $300 loss every month (not even considering any savings/budget for maintenance and repairs)!
