That is the correct & legal use of a deposit. Some states make it illegal for a tenant to say "hey, here's my 30 day notice that I'm moving. Just take the rent from my deposit next month." Even if the landlord agrees, it's illegal. Now if they don't give notice & move or they are evicted due to not being current, then yes those funds can be applied to the rent owed, at least in my state.

And all those unemployed now are getting unemployment checks, so they are not without an income.

The tenant seems confused. Security deposits are for damages to be returned after you move out and everything is found to be okay, not for rent (unless the landlord approved that). Also, if this is in the US everyone is receiving stimulus checks of $1200 for doing nothing, and you can apply for an extra $600 a week on top of regular unemployment if you lost your job

Lighten up and don't take it personal. This is pretty standard. I work at a school and had my student use chalk to decorate everything. I thought it was beautiful and really creative. The school was really upset and had it immediately hosed down. Was I offended? No! We had fun and it was the school "owners" choice to maintain a look. Were the kids offended? No because I the adult modeled the correct behavior - don't take it personal and move on.

I wasn't surprised to see this was in Portland. I live there. We recently implemented some minimal renter's protection laws, and this scummy landlord is literally citing the law that limits how much they can raise the rent - in this rent increase notification 😂
By the way this was worded, it looks like it is a notice that upon the year lease ending, that it will only be renewed at a higher rate. That isn't illegal. That's pretty common in fact. The note says that they usually don't raise the rent each year, but that this year they are.

Evictions are on hold in the UK - landlords are not allowed to do it. I have a landlord I work for doing some odd things and I keep having to quote the new laws to her. Tenants are allowed to stay in situ for the time being on a rolling monthly contract. Even house buyers have been told to stay put unless there really is no alternative.

Depends on how the mortgage is financed. If it's a Sallie Mae (for example) they can have that months payment pushed back but they still have to pay it & the additional intrest it costs them. If it's not a federally backed mortgage, it's due at it's normal time. With a lot of people home all the time, the utilities that the LL has to pay increases too. There is an increase to the maintenance of the building too. Add all that together, then subtract that total from what's gotten paid by the tenants. LL probably still owes money.

Most tenants get disability or social security. The checks come in on the 3rd of the month. Many households dont have rent money by the 26th. Also many peoples rent is low because its public housing. My households rent based on our income is 165$ a month. We would have to pay an extra 33% of our rent if anything happened.

I asked her to email me a copy of the letter so I could print it out & send a check- because my mail was being forwarded... she refused. They even stated they would intentionally REFUSE to HONOR the USPS "Mailed on" date! So even if my check got there on time... they could simply have their employees "HOLD" onto them & cash them AFTER the due date! I even asked the City's FB page; "Just what guarantee do we have that you won't just hold onto it until it was late? No answer. So- I answered back; "NONE... the answer was None!" Some one is still wet behind the ears. If he is in a lease she can legally ask for a buy out. This is pretty standard operating procedure. We are closing on our first home build, but extended the lease on the house we are renting. It is just expected we will be buying out the lease when we move. The rate is usually a month and a half of rent, plus the deposit.

You can't get evicted right now but you still have to, and should pay rent when you get assistance and let the landlord know the time line. It sounds like the landlord let this person buyout the contract which is way better than charging for the remaining months of the lease.

That's actually one of the lowest ones I've ever seen. Usually it is 2 month's rent to buy out a lease, and quite often, you forfeit your security deposit as well.

Additionally, the wires and cable boxes belong to the company, NOT the property owner. It is stated in the cable rental contract (this was a big deal back in the 20th century when cable was just getting started). As technology has changed and many people no longer use those analog systems to connect, this has led to numerous things (I think I read about here on BP) like people being charged to replace a cable box that they have never used. It is just one of the reasons that this company would lose a lawsuit.

The property managers need to be concerned with the laws in their state..not what Trump says. Florida had a 45 day law that prevents evictions. Besides that these are hollow threats. The courts are closed right now..no legal action can be taken. And I can guarantee when the courts re-open....evictions are going to be far, far down the list of cases they will visit first. With the number of people that have died...I believe probate court will be top on the list.

I just somehow missed the crappy part. They have three months notice on a rent increase and laid out why. Pretty reasonable actually.
Here's a thought. Instead of charging rent...how about you lobby the government to at least delay utility payments and negotiate with your insurance company....

Not crappy at all.Be mad at the government for not giving something for landlords.They're stuck between a rock and a hard place. I'm sure 90% of them would love to be able to help everyone by not making them pay rent but most can't afford to do so.I don't agree with the increase but If they aren't able to pay their own expenses due to tenants not paying theirs they will fall deeper and deeper into debt until it gets so bad that they will have to evict every renter anyway when the bank forecloses their home for non payment.There's a difference between the housing incentives for renters and a landlord needing rent to pay a mortgage.The renter is not expected to pay anything they've been given back.The landlord however, even if they are given a grace period to make payments,will still have to pay each and every dollar that was owed during that time just in a lump some that they won't be able to afford, but will have to so they don't go bankrupt from the interest accruing alone.Stop treating the good ones like they're trying to screw you and help yourself instead
Us Canadians are very polite. The rent may be going up, but they can NOT be evicted in any Canadian province during this crisis. Bowmanville is very close to Toronto and rent increases are pretty common here. In Ontario landlords man only increase rent by 2% a year. Even if rent is $3000/month (very unlikely) they would have to pay an extra $60/mth. This is nothing compared to what our friends in the states are going through.

Sadly, they can. They shouldn't - but they can. They cannot actually evict (as in put people out legally) right now because courts are closed. They seem to be sending eviction notices (30 day) as a way of covering their asses and getting the legalities out of they way so when things re-open they can show they did due dilligence and immediately file with the courts. It is rotten, but sadly, quite legal.

I'd call the main corporate office to inform them of this. i'd also contact HUD since this isn't allowed. They also need to realize, at this time, that many stores and banks are not doing cashiers checks or money orders.

Because it's incredibly common for people to write bad checks, which costs the receiver quite a bit in fees on top of not receiving the money. A lot of places already don't handle cash because of the storage requirements to keep it safe.

Whether in person or at a post office, it means that in addition to the tenant it will be handled by at least one other person, probably more. A check torn from a checkbook is much, much cleaner, early sterile. They taught us in Army medic training that the inside of an unread newspaper can be used as a bandage because of this. The printing process involves head and ammonia (as an ink solvent) and kills just about anything except bad news.
This is probably illegal. Since I can read, i ca see certain little pieces of paper that say, "This note is legal tender for all debts public and private." A landlord may not want to carry around cash, and may refuse payment in cash, but that doesn't mean they have the legal right to do so.

So we set aside part of the rent into the "cushion" fund, against times when this stuff happens.... And we're just two shmucks. So I think these corporations are either bloody bad at business or stupid, and some of the individuals? Didn't read Landlording 101: Don't rent it to someone else if you can't afford it yourself, b/c at some point, the property will be empty, and you will have to pay.... *headdesk*...... Also, what jobs and other places are people going to FIND?!?!

I sucked it up, acted Iike an adult, cut all my expenses to the max, lived on way way less, and still paid my mortgage same as always.
