If you've ever lived in a rented apartment, you know the drill. Mold is sneaking out from the corner of your bedroom? Call the landlord. Your only hot water source for the past week has been a kettle? Call the proprietor. But often, it sounds easier said than done.

Not only are landladies and landlords notorious offenders in not picking up the phone when you need them the most, they are also sometimes known for “look at all these property problems, I don’t give a damn.” Spoilers: zero damns given.

So no wonder many tenants are taking photo evidence as their last resort in a fight to make their houses somewhat more livable. And the corner of Reddit called LandlordLove [sarcasm detected] documents the most troubling cases of "leeching landlords" in hopes to "abolish the archaic practice of landlording where housing is not considered a right but a privilege to be paid for."

Of course, troublesome tenant and landlord dynamics don’t end there. Sometimes, the former are not innocent either when refusing to pay rent or subletting their couch to some random dude at uni. And although we may never find the truth, we can at least take a glimpse into what it takes.

As if the communication between landlords and tenants wasn’t hard enough already, the worldwide pandemic has put an extra strain on it. In a previous in-depth interview with Bored Panda, Joshua Browder, the CEO of DoNotPay, which is the world’s first robot lawyer, explained more about the current situation in the US.

“Landlords are straining their relationship because they are desperate. Across the world, there are laws in place that prevent evictions and allow tenants to get an extension on their rent.” According to Joshua, “landlords are using extraordinary tactics, including even checking a tenant's tax refund with the IRS, to get a payment.”

Take pictures of everything on the day you move in. Walls, appliances, windows, literally everything. Send the pictures to the landlord or rental agency on the same day. They will still try to keep your deposit, but it will be easier for you to fight it.

Not sure where the poster is from but in the UK the landlord has to put the deposit in a government-approved tenancy deposit scheme so they never see the cash. If there is a dispute at the end of the tenancy, the tenancy deposit people will not release the funds until the issue is resolved.

In a lot of US states the landlord has to put the deposit in escrow (I know bc I had tenets at a house I owned). But even if you video the whole place before you move in and it’s absolutely perfect, who has the money to fight the landlord not returning the deposit?

I've only been lucky with one tenant who get her full deposit back. The most troublesome one was the family that sub-let the rooms and duplicated the keys but "cannot remember" where they are. The husband even tried to argue it was within his right to do so when the tenancy contract clearly stated otherwise. I had to change every lock to make sure the next tenant don't get robbed because there were keys out there. Their deposit barely covered that.

I thought it was normal for tenants to change the locks when they move in? This is what I've done in every apartment I've lived in and it is advised to do so for your safety

At least in some states, landlords have 30 days to return your deposit or an itemized list of what they spent it on (including prices). If they fail, they owe you triple your deposit. But you probably have to take them to court to make them pay.

I've stopped renting from shady land lords. Our current private housing company is charging affordable rents and are professional. When we did the inspection round they took pictures of everything and sent us the report to agree on👌. Whenever something is broken we just place a reparement ticket and they contact you depending on the case within 24-48 hours. They have an after hours phone number in case of emergency.

In Australia all deposits on all rentals are kept in a special account by a legal rental service, so all can be returned unless proven needed for repairs needed caused by by the tenant more than natural wear and tear.

I've never had to withhold a deposit. I once had to charge a tenant for a carpet but that was only a few hundred dollars.

Only time we didn't get a full deposit back was when my husband decided he didn't want to clean so just let it come out of the deposit (it was a warehouse with small office) we still got most back but I was pissed. I know it CAN cover that but it didn't have to. But I had a newborn and a 3 year old and didn't have the energy to fight him on it

and that is why I never pay my last month's rent, keep my deposit, it'll cover the rent for that month! I had one landlord who I told in December I was looking for a new place because we were having a baby in January, even asked if he had any 3 bedrooms available (he didn't) when I finally found a place and told him on April 2nd that I was moving in May he kept my whole $750 deposit because I didn't give him 30 days notice. Never paid last month after that!

Why is being a landlord not a job? You have to maintain the property, collect rent, advertise vacancies, field inquiries and tenant issues, etc. I've never heard someone say that being a landlord isn't a job, but apparently this is a common thought. My WWII vet grandfather owned a few apartments. You better believe he treated that as a job.

In the US, you pay for a mold expert to come in, then they bill your landlord for their services after notifying the state licensing/etc. people that the properties are unsafe. There are mold expderts who will not charge *you* at all. I found one once.

Josh expects landlords to be much more compliant in order to “keep the tenant for the longer term.” This may change some of their common tactics like charging a late fee if the tenant was unable to pay their rent on time. However, these are just forecasts and the overall dynamics may well stay just as problematic.

People don't seem to understand, that even though they got out of paying rent for X amount of months, the landlord still has to pay the mortgage to the bank, otherwise the property will be foreclosed on. The landlord then loses the property, and the tenant still ends up out on the street. And generally that rental income is what is paying the mortgage.
