Few young people can brag that they’re homeowners. In the U.S., home ownership among those under 35 has dropped from 45% in 1990 to 37% in 2015. However, in 2021, it increased to 41.6%. Still, many have to rent out their rooms to cover the bills.
This young woman did just that, and took in her sisters and their friends. Apparently, the fact that she’s the owner of the house was unknown to them. So, when they found out that the person who’s been collecting rent from them is a family member and a friend, they demanded she lower their rent.

There’s a popular saying that money and friends don’t mix well. And this story illustrates that: some people expect that their friends will be more likely to let them crash at their place for free, lend them money more easily, and just have their backs financially when in need.
Being a first-time landlord can be tough. But what’s even tougher is renting to friends and family members. Feelings might get hurt if they feel they’re getting ripped off, and friendships might be in jeopardy over petty household arguments.
There are several things to consider when thinking about renting to friends. Perhaps the most important one is to understand that you’ll be entering a business relationship. Money in friendships is one thing, but a tenant-landlord relationship involves money on a whole different level.
What’s the worst that can happen when renting to a friend or family member? Thinking that a landlord who is also a friend will be more lenient, people are more likely to do these things:
- Pay rent late.
- Violate the terms of the rental agreement.
- Not report it when repairs are needed, like a leaky faucet.
- Get mad at you for confronting or disciplining them.
That’s why it’s so important to put any kind of tenancy agreement in writing, even with friends and family members.

Here are some tips on what to include in a lease agreement when renting to friends
Okay, you and your friend agreed to sign a lease agreement, but what do you have to include in it to make sure your friendship stays intact and neither of you gets ripped off in the process?
The experts at Nomadic Real Estate list these things as the most important ones to consider:
- Be sure to include rules about common areas, quiet hours, and having guests over. The experts at the online property management tool Avail also recommend including things like pet ownership, renovation, and maintenance policies.
- Don’t forget to get a security deposit.
- Define what will happen if they’re late with their payment.
- Perform a screening test. If it’s a good friend whose financial situation you’re familiar with, it might not be necessary. But if it’s a friend of a friend, it’s better to be safe than sorry.
- Consider charging a fair-market price. If you feel a discount is necessary, financial advisor Ray Martin says that a reasonable good-tenant discount is 10%.
The key to renting rooms to friends and family members is not to give them special treatment. However cold it may sound, the relationship between a landlord and a tenant should be business-like, even if they’re your friend.

There are some advantages to renting to friends and family, too
Choosing friends and family members as tenants is not all bad. If you’re able to avoid the pitfalls of being a friend and a landlord, the experience might be quite rewarding.
- No surprises. You already know this person and can be sure that they will not damage your property and will pay rent on time.
- More flexibility. When doing maintenance or repairs, there’s more flexibility than with a stranger. A family member or a friend is bound to be more forgiving if you’re busy or late to coordinate with the repairman.
- Easier communication. This goes for things like increasing the rent or introducing new house rules. You know each other, so they probably won’t assume you’re doing these things out of spite, but out of necessity.

Really, wanting a lower rent than you already have -which is already below market-, because you're half sisters or even friends with their half sisters? And being upset because YOU DIDN'T READ WHAT YOU SIGNED? It's dumb as f**k to not read what you sign. If they would've, half-sisters would've know who's the owner and therefore their friends would know as well (since sisters were first renters).
But what does ALL THAT have to do with the situation? They're entitled, d*****s fuckups. OP is already charging less than market; they have a landlord where, Goddess Forbid there is an issue, they're guaranteed to get help--why are they acting like this? They can all leave when Renewal comes around and find out what it's REALLY like for some renters out there. OP deserves her peace.

Since the payee was in one handwriting and everything else was in another, I'm surprised the banks didn't have questions.
My bank has never questioned it. The payee line is often left blank to be filled in later for a variety of reasons.

Thinking their sister is their dorm monitor is wild. Unfortunately, immature people are very hard to deal with as they have the legal rights and responsibilities of an adult but think and behave like a child. OP should get new basement tennets as they're way out of line, and talk to her sister's about financial literary and accountability. Hope she learned not to mix family/friends with business.
Why would you hand someone a check without the payee filled out? If they did not know OP was their landlord then why did it not occur to them that by leaving the payee blank OP could make it out to themselves instead of paying the supposedly unknown landlord? Did they never check their banking app to see who the rent check was actually paid to? They don't seem to have a good grasp on how finances work.

Interpretation #2, they should have known because it was in their rental agreements and never hidden from them, it's a big deal to sign rental agreements (especially with someone you assume is a stranger) without reading the ts & cs and making sure you are clear on your rights and obligations.

Basically, the entitled tenants all realized how high rent was and asked to stay but they’d already given notice thinking all except attic tenant giving notice would pressure OP to change her mind but she told them not to let the door hit them, even after they begged to change their minds. She didn’t need tenants at all so she decided to let attic tenant stay and kick everyone else and there was a big to-do on their move out day. In the last update she seemed to be a bit wibbly about potentially letting one sister return who was genuinely contrite because the other sister had lied to her about some stuff and she wasn’t upset about the rent but about that (false) stuff.
Obviously they dont like living there when lease renewal comes time tell them you are not renewing their lease. They can go month to month at full market rate or move out. But you won't renew it. Be careful because they may try to do some stuff to your house. Keep records and pics of everything. All communications should be done so that you can have paper copies. Get good locks for your rooms. People who dont read a lease have nothing to complain about.
Please work on the guilt. At 18 you were still just a child yourself. They were never your responsibility. Do cheques still exist these days? Set up direct debit with them all. I never rent to family or friends for this reason, no guilt for charging propper rates, and also I find stranger guests have more respect for you and your home than friends and even partners do, go figure. I can't charge friends or family either, hence why they stay for free, yet not indefinitely. Strangers are the tenants, who then can become good friends, or can go. There are a lot of users out there. Give an inch, they take a mile. Only this year I've put my foot down. If you're here specifically to visit me, and very close, then you stay, else we can catch-up when you're here, if u want. No more free rides, or feeling used. I don't think their response is justified, but I've constantly read about how little foster kids are taught about real life and how to get along with others. They may not know how to deal with their half sister, and they may have no idea how much rentals cost. If I were OP, I'd say to them, "How much do you think your rent should be? Tell you what. I'll give you a week to look at how much equivalent apartment rentals in equivalent areas cost, and we can come back together and decide if your rent (which I've already told you is below market value) is fair. And if you can find lots of apartments that are cheaper than this one, then when your lease is up, you can move there. I'll even give you a hand. (or conversely, "I'll lower your rent") And if the other apartments are all more expensive than this one, then you can stop complaining to me that I'm unfair. OK?
I'm confused they contacted OP, OP gave them the contract and organized the whole thing, and was the one explaining the terms and conditions... even without reading the contract (which they're morons not to) they should have realized that OP was the landlord. Why else would she be doing all of this?
Given that the siblings are all products of the foster system, from what I've read about it, it doesn't really surprise me.

I would have had to jump through massive loops and I did not feel prepared to care for myself, let another a couple of kids I hardly knew since we had been separated often.
