With more than 1.6 million real estate agents in the United States alone, people looking to buy or rent are bound to come across a few bad apples that provide poor service and sour the whole experience. Whether it’s a lack of expertise, inadequate communication, or pressuring sales tactics, admittedly, not everyone has what it takes to be a realtor.
To further prove this, Bored Panda has curated a list of some of the most bizarre behaviors people have encountered from these ‘professionals.’ Keep scrolling to find them, and don’t forget to share your own realtor horror stories below.
While you’re at it, make sure to check out a conversation with a realtor and the founder of Sunshine Real Estate, Tanya Lechner, who kindly agreed to explain a bit more about how real estate agents have developed such a negative image.

Real Estate Agent Facepalm
I don't even feel bad for the buyer. We just bought in June, and legit, there was ZERO time to pussy foot around in this market. We got an email at 4:45am saying offers had to be in by 12pm.
That was my experience. The offers were counted really quickly. I knew within 3 days of viewing the house that it was mine.
Load More Replies...This reads more like the client is being ridiculous. "Everyone who showed" means what? I took it to mean people visiting the Open House, the seller wouldn't likely have their emails. And how would the seller know about "registered" offers? Wouldn't any offers go right to the agent? I think this one was misinterpreted.

I'd Like To See A Seller Try To Cut Her Commission In Half During The Closing
Very well played. The agent was a bit of a dumbåss too - i can understand (not justify) her trying to pull a stunt like that if she already had the pictures in hand, but to underpay BEFORE you have the goods is just stupid. What was she expecting? :)
Hahaha live it! She got what she deserved on that, and learned as lesson and then you were paid in full!
Hmm. You didn’t have her sign a contract? Before you started the job? That’s odd.
I hope the otherm50% of the picture was critical part of the room something would be hard to see what the rooms and house actually look like.

Pears are tangible... see also the $15K fine for the realtor that drank milk from the client's jug. This one is also stupid, buyers are as enticed by eating a single pear (and seeing the bunch) as by multiple --- the next people he shows just see a nude tree.
*offers the tree a pair of pants*

Sorry You Died, Do You Still Want To Sell?
I get this text every 6 months. Got tired, said I was dead. Did not discourage the effort.
We fired a manager like this a few months back. I went over clinical records and saw a note from her saying ‘ customers son has passed in car accident, I reminded and encouraged him to come in and consider buying hearing aids and keeping up to date’ - we are audiology admin and we arnt allowed to sell, use the word hearing aid and it was plain rude to try and sell anything to someone who’s family member passed recently. I wanted to call back and apologise and let them know she was removed from the workplace but I didn’t want them to relive the horror of that phone call
I always get messages that say that they (real estate agencies) are interested in buying my home, and what's the lowest amount I'd accept. I usually say $5 million, they'll tell me that's a great number (it's not), and they'll ask their boss and get back with me. They never respond back.

I keep getting phone calls from real estate people looking for my in-laws asking if they want to sell this or that property. Over 20 years ago, my in-laws used our landline number as an emergency number for about 5 or 6 years after they retired because they were traveling the US in an RV. It's kind of funny. Also, the way they will mis-pronounce my in-laws names. I'm a little hard of hearing sometimes (darn that rock and roll!) I had to ask someone to repeat the name "John" because for some reason it kept sounding "Ya-han" to me.
After my father really died and I did sell his condo I still get messages from real estate agents like this one here. But in all actuality the worst issue I had with getting contacted about stuff after he died was from medium to large size nonprofits not monstrous really large but not tiny ones either

I don't know why this needed to be done. The house actually looks quite nice and the pool looks nice too even for it size..
And everyone is going to rock up and say, perfect just what we were expecting, and not, you lying time wasting bãstards of weasels
I would be very relieved to learn the truth, as it would make it much easier to get rid of the pool.

Lechner tells us that the main reason why so many clients have a negative experience with realtors is the low barrier to entry, which allows almost any person to get a license.
“That means there are a ton of realtors with little experience, which leaves buyers and sellers with a bad experience when they work with the wrong real estate agent. There will always be money-hungry people, and that doesn’t help at all,” she explains.
A Realtor In Philadelphia Has Listed My Phone Number On His Resume Or Website, And I Have Been Receiving Texts And Calls Intended For Him For Over A Decade
I’ve tried reaching out to him countless times to change it, and after years of no response, I have chosen spite.
Last time I got one of those, I replied with, "Omg, don't you know?? There were seven bodies found on the property! The place is crawling with feds!!" To my greatest disappointment, I did not receive an answer.
Somehow I've managed to enter this 7th circle of hell also. I've completely stopped answering my phone unless it's a family member and letting them all go to voice mail, they don't even have the decency to text or email, just call.................Lately I've started getting checks in the mail to buy my house but they're for only about 1/6 of it's value and say on the back that cashing this check constitutes a legal and binding sale. WTH?
For years (when we had a land line) our answering machine message was 'You've reached XXX-XXXX, we screen our calls". Usually ended up with hanging up right after that.

There are still the lines from the house, photographer places the main lines behind the tree and cropped the rest out. Just good composition.
According to Investopedia, becoming a real estate agent can take less than six months (with dedication and depending on where a person lives). The first step toward a license is to research the requirements needed to be eligible for this profession.
Next, the person must go through a pre-licensing course from an accredited real estate licensing school. In Florida, for example, it could take as little as 63 hours. After they complete it, they have to take a computerized, multi-choice licensing exam. If they fail, they have the opportunity to retake it.

Once the exam is passed, it’s time to apply for the license. When it’s approved, the person can join a real estate brokerage where they’ll be supervised by a team leader. They may also consider becoming realtors by joining the National Association of Realtors (NAR) and subscribing to its strict Code of Ethics, which in turn provides them with extra benefits. Indeed, it sounds simple enough.

The Local Real Estate "Investor" Is Mad That I Told Him I Didn’t Have Time To Speak When He Showed Up Unannounced
Anybody showing up at my house unannounced is getting told to f**k off. I don’t care who you are. Showing up without saying you’re coming is just rude. I’d be finding another realtor. One with manners
I never answer the door when someone knocks. My friends text me from their car to let me know they are there. The last time I opened the door is when I was leaving as someone was coming up my steps. He hands me a brochure or something and tries to start his script. I told him I wasn't interested. He reached for the brochure he handed me and I didn't give it back, I ripped it up right in front of him. While glaring.

Load More Replies...Since the barrier of entry is so low, many people come across inexperienced and incompetent real estate agents. The most common complaint they have, according to Lechner, is not putting enough effort into their job. “When I meet with sellers who haven’t been able to sell their home, they tell me the realtor didn’t do anything to get it sold. Some buyers feel like they did all the work looking for the right home, and the realtor just opened doors and got paid for that,” she says.

Is It Legal For Real Estate Agents To Put Up Photos Of A Property That Do Not Show The Actual Property?
Au contraire, this is an honest photo. All items shown are at property: A floor, decrepit walls, better-looking neighbour, dreary yard.
Under some circumstances, it is fine as long as it's representative of the property. For instance, if a place is being built or renovated.
However, not all things people believe about realtors are true. “There is a perception that realtors get paid too much, but the truth is, we are working for free most of the time. If a seller's home doesn’t sell or a buyer changes their mind about buying a home, realtors don’t get paid. The only time we are paid is at the closing table after all the work has already been done,” Lechner explains.

Real Estate Agent Accidentally Sent This Letter To A Tenant Instead Of Landlord
Isn't it possible for both sides to be in the wrong? Having maintenance calls literally every day for two weeks seems excessive. I've managed properties and some tenants are a nightmare to be honest. I'm not siding with greed, but every tenant isn't an angel or a victim.
Depends where they live. It was 45°c where my sister lives last week (113°f) so if her air con broke you're damn skippy she'd be on the phone every single day until it was fixed.

Landlord Buys A Home Away From An 83-Year-Old Man While He’s In The Hospital Unknowingly Behind On Payments And Foreclosed. Realtor Spins It As A "Heartfelt" Story
I'm curious, though. As far as I can tell, the realtor bought a house at below- market value that the bank had (cold-heartedly) foreclosed on. At that point, the old man COULDN'T have gotten his house back, unless he came up with money he didn't have. If someone else had bought it, they likely would not have rented it to the old man and he would be out of a home. What would be more ethical for the buyer to do? Buy the home and give the deed to the old man? Let him live there rent-free? Not buy the foreclosed property at all? Pay off the man's debt herself? I'm not asking rhetorically. Assuming the bank is in the wrong, what should a person do in this situation to make it better? I think maybe free or reduced rent for life would be more generous? But maybe not feasible? What do you all think?
She could have charged until the 8k she paid into it was paid off and signed it back over to him maybe? Or charged the same he was paying and just not posted it on social media for likes.

A Brutally Honest Real Estate Agent
So I looked it up. After this listing, it was finally sold for $515k. 9 months later, it was put back on the market at $685k and finally sold at $635k, 15 months after the "disaster" listing. It still has the great garage.
I looked it up. I has been completely renovated.https://www.zillow.com/homedetails/3301-S-Glencoe-St-Denver-CO-80222/13415380_zpid/
It would work. The people coming out to view are prepared/selected, and probably expecting worse so theyre happy.
I looked this up. With THIS listing, it sold in 2022 for $515k, well over asking price. Looks like it was completely renovated and flipped after that, listed at $685k in 2023 and sold 3 months later for $635k. Looks like someone got a little too eager about flipping and struggled with the math. At least the house was restored? 15 million Jamaican Dollars is US 96,000, so try offering that. 🙂
Its in NYC (Queens), not the country of Jamaica
Load More Replies...Yeah, in Jamaica neigborhood in NYC, houses like that, in that condition go for about 900,000, if it was redone in nice condition 1.3-1.5. I know the reason why this price is this high, bc the block got rezoned for R6A, which would allow for a 75 foot tall (max 8 story) apartment structure on the property. But no one will pay for that small a lot that much, especially when down the block there are 3 properties (all in a row) also R6A for 1.2 million each, and each property about 80% the size of this one. Much better value Jamaica, bc is has a lot of nice sq footage sized houses on nice sized lots, has been gentrifying, though not like Brooklyn, in Jamaica it is more affluent African-Americans moving in, displacing the lower income African Americans. But this is literally just a few blocks away https://www.zillow.com/homedetails/17015-84th-Dr-Jamaica-NY-11432/32133558_zpid/
This is indeed the current price. They're calling it a "unique investment opportunity" and they're blatantly selling the lot to developers. https://www.zillow.com/homedetails/89-02-171st-Street-Jamaica-NY-11432/2056648292_zpid/?utm_campaign=androidappmessage&utm_medium=referral&utm_source=txtshare
you can get 3, almost the same sized lots on that same block, that are in a row (So way way more property) for 1.2 mil each house and lot. That whole area was re-zoned for R6A to allow for apartments, which allows for buildings up to 75 feet tall with max 8 floors. So you can get more for less money on the same block
Load More Replies...If you knew anything about Jamaica, Queens in NYC, you would know that while it is gentrifying, it is not white people moving in, but affluent black. The area 60 years ago was middle and upper class black, then it became low class and slummy, now it is gentrifying, but the people moving in are educated affluent black people and is the hot neighborhood for upper middle class and affluent blacks in New York. So it is technically gentrifying, but not in the way most people think

If it came through the U.S. postal service, the mail deliverer has to deliver it. They don't have the option to NOT deliver mail. I joke about putting the recycling bin next to the mailbox with a sign saying "junk mail here," but in reality they can't do that. And they can't know what each person considers junk mail, there may be something they are interested in.
Such A Weird Reaction To Me Declining To Do Business With This Real Estate Agent
Real Estate Agents Are Mildly Infuriating
Make up your mind which *state* the property is in, let alone which locality
Just What I Need From My Real Estate Agent - Sexiness
That would instantly make me decide NEVER to do business with this guy. Crass.
At work, you can change your name on your profile to what you would like to be called. A grown man with facial hair and who likes to wear white undershirts, wants to be called "Pretty Boy (name)". No management calls him that, and I always say it must be his prison name. Even has a huge decal on his back window on car with his "name."
Misleading Realtor Listing Got Our Hopes Up
Looks like new construction. The top pic, which appears to be the same model house in another area, is showing what it will look like when it's finished. That, and why is BP regurgitating 10 year old Reddit posts
All BP ever seems to do is regurgitate old posts.

Oh no! Every greedy a*s selfish mf that participated should be held accountable. This sucks
WHAT??? That poor dog, I do hope that either the new owners did want and keep her or somebody else took her.
I agree this poor puppy shouldn't be chained up outside at all times, but maybe there is a reason he can't take her with him like health reasons or moving somewhere he can't take her like a nursing home or something. And maybe he wants someone to keep the dog when they buy the house so she stays in her home? If he just doesn't want her and is an a*****e, then yes, he sucks big time and doesn't deserve her.
I mean, if you're moving from a house to an apartment or condo that doesn't allow pets, what else are you supposed to do?
Rehome them yourself, or last choice, surrender to a no kill shelter and pay for their care until they're adopted. This is just wrong.

Tell Her That's Discrimination And You Won't Stand For It
If you check the location, it is actually in China. Foreigners are only allowed to live in approved locations. It being China they can fudge the paperwork enough as long as the person won't stand out too much.
Real Estate Fixes Mold With Photoshop, Badly
It has been poorly done. The ceiling and walls have a bad overpaint, the edges are easier to see on the ceiling..
Load More Replies...It doesn't look like mold. It looks like a smoker lived there, and they tried to clean the walls and ceiling but did not get it all. It's hard to tell from the Pic, but it looks like tar, not mold.
What I want to know is, what's the point? Do they think someone is going to buy the place without seeing it first? Just off the pictures? Ask these fake listings, what's the point?
Some people do. Sight unseen purchases of property happens quite often.

This Realtor Needs A V8
Back in the day, V8 ran a series of television commercials where the actors walked crooked and hunched over to one side and the slogan was "Looks like you could use a V8". It was many moons ago...
Thanks for the explanation. For those still confused V8 is a brand of tomato/fruit juice, quite good in a bloody mary.

My Realtor Used Her Pen As A Pointer While Explaining My Welcome Packet
My favourite one was from some years ago, showing a home surrounded by fields, what it didn't show was that from another angle was the huge power plant/station, which if I recall was nuclear!
Just looked at a house a couple months ago that was supposed to be a neat little lakefront cottage. It was a run down shack, surrounded by rusted out junk machinery and cars, walking distance to a stock pond. I don't know what house the pictures were of, but it wasn't this one!

Lot of wanabees agents in that field I guess....at least here in France it is. Most of them think they can make fast money, but generaly end up screwed by their boss or so called agencies ( Ads for ''become an independant realtor'' on social medias)
