With more than 1.6 million real estate agents in the United States alone, people looking to buy or rent are bound to come across a few bad apples that provide poor service and sour the whole experience. Whether it’s a lack of expertise, inadequate communication, or pressuring sales tactics, admittedly, not everyone has what it takes to be a realtor.

To further prove this, Bored Panda has curated a list of some of the most bizarre behaviors people have encountered from these ‘professionals.’ Keep scrolling to find them, and don’t forget to share your own realtor horror stories below.

While you’re at it, make sure to check out a conversation with a realtor and the founder of Sunshine Real Estate, Tanya Lechner, who kindly agreed to explain a bit more about how real estate agents have developed such a negative image.

I don't even feel bad for the buyer. We just bought in June, and legit, there was ZERO time to pussy foot around in this market. We got an email at 4:45am saying offers had to be in by 12pm.

That was my experience. The offers were counted really quickly. I knew within 3 days of viewing the house that it was mine.

Yeah, the realtor is busy too… This is a facepalm for the person who couldn’t bother to check their email when they were bidding on a house.

This reads more like the client is being ridiculous. "Everyone who showed" means what? I took it to mean people visiting the Open House, the seller wouldn't likely have their emails. And how would the seller know about "registered" offers? Wouldn't any offers go right to the agent? I think this one was misinterpreted.

Very well played. The agent was a bit of a dumbåss too - i can understand (not justify) her trying to pull a stunt like that if she already had the pictures in hand, but to underpay BEFORE you have the goods is just stupid. What was she expecting? :)

Pears are tangible... see also the $15K fine for the realtor that drank milk from the client's jug. This one is also stupid, buyers are as enticed by eating a single pear (and seeing the bunch) as by multiple --- the next people he shows just see a nude tree.

We fired a manager like this a few months back. I went over clinical records and saw a note from her saying ‘ customers son has passed in car accident, I reminded and encouraged him to come in and consider buying hearing aids and keeping up to date’ - we are audiology admin and we arnt allowed to sell, use the word hearing aid and it was plain rude to try and sell anything to someone who’s family member passed recently. I wanted to call back and apologise and let them know she was removed from the workplace but I didn’t want them to relive the horror of that phone call

I always get messages that say that they (real estate agencies) are interested in buying my home, and what's the lowest amount I'd accept. I usually say $5 million, they'll tell me that's a great number (it's not), and they'll ask their boss and get back with me. They never respond back.

I keep getting phone calls from real estate people looking for my in-laws asking if they want to sell this or that property. Over 20 years ago, my in-laws used our landline number as an emergency number for about 5 or 6 years after they retired because they were traveling the US in an RV. It's kind of funny. Also, the way they will mis-pronounce my in-laws names. I'm a little hard of hearing sometimes (darn that rock and roll!) I had to ask someone to repeat the name "John" because for some reason it kept sounding "Ya-han" to me.

Lechner tells us that the main reason why so many clients have a negative experience with realtors is the low barrier to entry, which allows almost any person to get a license.

“That means there are a ton of realtors with little experience, which leaves buyers and sellers with a bad experience when they work with the wrong real estate agent. There will always be money-hungry people, and that doesn’t help at all,” she explains.

Somehow I've managed to enter this 7th circle of hell also. I've completely stopped answering my phone unless it's a family member and letting them all go to voice mail, they don't even have the decency to text or email, just call.................Lately I've started getting checks in the mail to buy my house but they're for only about 1/6 of it's value and say on the back that cashing this check constitutes a legal and binding sale. WTH?

There are still the lines from the house, photographer places the main lines behind the tree and cropped the rest out. Just good composition.

According to Investopedia, becoming a real estate agent can take less than six months (with dedication and depending on where a person lives). The first step toward a license is to research the requirements needed to be eligible for this profession.

Next, the person must go through a pre-licensing course from an accredited real estate licensing school. In Florida, for example, it could take as little as 63 hours. After they complete it, they have to take a computerized, multi-choice licensing exam. If they fail, they have the opportunity to retake it.

Once the exam is passed, it’s time to apply for the license. When it’s approved, the person can join a real estate brokerage where they’ll be supervised by a team leader. They may also consider becoming realtors by joining the National Association of Realtors (NAR) and subscribing to its strict Code of Ethics, which in turn provides them with extra benefits. Indeed, it sounds simple enough.

I never answer the door when someone knocks. My friends text me from their car to let me know they are there. The last time I opened the door is when I was leaving as someone was coming up my steps. He hands me a brochure or something and tries to start his script. I told him I wasn't interested. He reached for the brochure he handed me and I didn't give it back, I ripped it up right in front of him. While glaring.

Since the barrier of entry is so low, many people come across inexperienced and incompetent real estate agents. The most common complaint they have, according to Lechner, is not putting enough effort into their job. “When I meet with sellers who haven’t been able to sell their home, they tell me the realtor didn’t do anything to get it sold. Some buyers feel like they did all the work looking for the right home, and the realtor just opened doors and got paid for that,” she says.

It's way too much of a hassle to go out and actually take some pics.

However, not all things people believe about realtors are true. “There is a perception that realtors get paid too much, but the truth is, we are working for free most of the time. If a seller's home doesn’t sell or a buyer changes their mind about buying a home, realtors don’t get paid. The only time we are paid is at the closing table after all the work has already been done,” Lechner explains.

I'm curious, though. As far as I can tell, the realtor bought a house at below- market value that the bank had (cold-heartedly) foreclosed on. At that point, the old man COULDN'T have gotten his house back, unless he came up with money he didn't have. If someone else had bought it, they likely would not have rented it to the old man and he would be out of a home. What would be more ethical for the buyer to do? Buy the home and give the deed to the old man? Let him live there rent-free? Not buy the foreclosed property at all? Pay off the man's debt herself? I'm not asking rhetorically. Assuming the bank is in the wrong, what should a person do in this situation to make it better? I think maybe free or reduced rent for life would be more generous? But maybe not feasible? What do you all think?

I looked this up. With THIS listing, it sold in 2022 for $515k, well over asking price. Looks like it was completely renovated and flipped after that, listed at $685k in 2023 and sold 3 months later for $635k. Looks like someone got a little too eager about flipping and struggled with the math. At least the house was restored? As soon as your contract or whatever you want to call it is over with him to sell your house I would be looking to find a new realtor.

She further explained, “I think the new rules going into effect on August 17th (no one will be able to tour homes without a representation agreement) will help eliminate the agents who cannot negotiate or explain to buyers why they are getting paid. That will help a lot of consumers if the industry gets thinned out. I would love to revolutionize the industry by teaching other agents how to effectively work with clients and educating them on what they are paying for.”

That's hilarious. When people get my name wrong, that pretty much shuts down my desire for doing business. If you can't remember the name of the person you are meeting with, how can you be trusted with anything where details are important? Yeah, in Jamaica neigborhood in NYC, houses like that, in that condition go for about 900,000, if it was redone in nice condition 1.3-1.5. I know the reason why this price is this high, bc the block got rezoned for R6A, which would allow for a 75 foot tall (max 8 story) apartment structure on the property. But no one will pay for that small a lot that much, especially when down the block there are 3 properties (all in a row) also R6A for 1.2 million each, and each property about 80% the size of this one. Much better value Jamaica, bc is has a lot of nice sq footage sized houses on nice sized lots, has been gentrifying, though not like Brooklyn, in Jamaica it is more affluent African-Americans moving in, displacing the lower income African Americans. But this is literally just a few blocks away https://www.zillow.com/homedetails/17015-84th-Dr-Jamaica-NY-11432/32133558_zpid/

This is indeed the current price. They're calling it a "unique investment opportunity" and they're blatantly selling the lot to developers. https://www.zillow.com/homedetails/89-02-171st-Street-Jamaica-NY-11432/2056648292_zpid/?utm_campaign=androidappmessage&utm_medium=referral&utm_source=txtshare

you can get 3, almost the same sized lots on that same block, that are in a row (So way way more property) for 1.2 mil each house and lot. That whole area was re-zoned for R6A to allow for apartments, which allows for buildings up to 75 feet tall with max 8 floors. So you can get more for less money on the same block

If you knew anything about Jamaica, Queens in NYC, you would know that while it is gentrifying, it is not white people moving in, but affluent black. The area 60 years ago was middle and upper class black, then it became low class and slummy, now it is gentrifying, but the people moving in are educated affluent black people and is the hot neighborhood for upper middle class and affluent blacks in New York. So it is technically gentrifying, but not in the way most people think

Yes it would put me off too, assuming from their literacy level, as well as the downright dishonesty of the ad, that these are people I would not want to have any dealings with. In Switzerland it's common to state year of original build and year of last renovation to ensure this info is not lost.

It was brought to our attention from one of our dearest friends/clients that you may potentially be looking to sell his beautiful home. Our client may be interested. Please, if there is any interest in selling, give us a call at your convenience and we would be happy to discuss. He has sold his home and has a flexible closing up to the end of June if need be. An excellent way to make sure that, if they are interested in selling, they won't be picking your real estate agency. People can be really dense. Why would they think this was a good idea?

This legit happened when my dad died. She didn't come right out and say that in her card to my mom, but she did include a business card. I was digusted and horrified and so, so angry. She handled the sale of our beach cottage in the 70s and had known my parents for years (her son went to school w/ me from kindergarten to 12th grade).

This! Same in France. Our neighbourhood became uber attractive post COVID and those people are bombing us with flyers to encourage us to sell. We have a "stop pub" sticker ("stop/no advertisement") on our mailbox. I caught some of them in the act on three different occasions and called them out. "It's not an ad, it's information/an opportunity" seems to be their generic answer.

If it came through the U.S. postal service, the mail deliverer has to deliver it. They don't have the option to NOT deliver mail. I joke about putting the recycling bin next to the mailbox with a sign saying "junk mail here," but in reality they can't do that. And they can't know what each person considers junk mail, there may be something they are interested in.

At work, you can change your name on your profile to what you would like to be called. A grown man with facial hair and who likes to wear white undershirts, wants to be called "Pretty Boy (name)". No management calls him that, and I always say it must be his prison name. Even has a huge decal on his back window on car with his "name."

I agree this poor puppy shouldn't be chained up outside at all times, but maybe there is a reason he can't take her with him like health reasons or moving somewhere he can't take her like a nursing home or something. And maybe he wants someone to keep the dog when they buy the house so she stays in her home? If he just doesn't want her and is an a*****e, then yes, he sucks big time and doesn't deserve her.
