Finding a reasonably priced and comfortable rental place that feels like home has become a challenge nowadays. Rent prices are rising due to a shortage of available rentals, very high home sale prices, costly construction expenses, and a demand for homes with numerous amenities.

Aside from the price, having a good relationship with the landlord is important for you to really feel comfortable in your new home. My ex is a carpenter and handy man. He comes and fixes things for me. The landlady always hires cheap labour who do an awful job. The plumber reversed the hot and cold faucets in the kitchen and the bathtub.

    Thsi was my old apartment complex. When I bought my house and moved out I gave them so many passive aggressive things about the laundry room, their subpar fixing of my window with a leak and broken blinds, and focus on repainting the exteriors rather than keep the old maintenance crew from the previous ownership. They were not sorry to see me go and I was happy to leave

    While renting provides flexibility and less responsibility compared to homeownership, there are definitely challenges. It costs a lot, landlords make the rules, leases might be shorter than you'd like, you can't change much, you don't own it, some landlords are horrible, and over time it might get too expensive. Plus, you miss out on homeowner perks.

    He may have had a bad experience with a particular tenant. There is cooking and cooking if you know what I mean. If cooking at high temperatures in oil with lots of spices, the smell can pervade the upholstery, carpets and furnishings. I have heard of this happening.

    We do renovations for our landlord, and he had one tenant where we could not get the smell out of the apartment no matter what we did. Three coats of paint, replacing the flooring in the kitchen, hallways and bathroom, using a carpet cleaning machine in all the rooms with carpet (doing it twice), and the smell still didn't leave. I sort of understand why someone with a bad experience might say this.

    Yeah, the smell lingers forever! I once bought a treadmill from an Indian couple and that thing never lost the scent of curry. But banning people from cooking their county's traditional food is not very nice.

    My SIL is a lawyer. When they moved out of their rented condo, the landlord tried every trick to deny them their deposit back. She was ready for all of them. When he discovered she was a lawyer, he meekly cut her a check.

    My tenants are a married couple who are both elementary school teachers, a surge med nurse and a lawyer for an HIV/AIDS housing & employment non-profit. I relished the idea of having a lawyer because I take pride in my business (that’s what a rental house is!!!) and even more pride in the relationships I foster with each of them. Also, the fair market value of the rental is 2.5 times more than I’m charging them, which is enough to cover my expenses of the property & to offset the exorbitant property taxes. My house is exempt from the very regulated rental inflation laws in SF & I could legally raise the cost to the FMV or median of what the TIC partners are charging for the other two flats. The attorney knows he’s getting a steal and we don’t have an adversarial business relationship. In other words, good landlords making great choices in tenants shoildnt exclude most attorneys.

    I hear that a lot, and as a landlord myself, I‘d always chose any other tenant over a lawyer. But where I live, most lawyers ARE the landlords renting out to the lower middle class - and sueing for any minor, little thing, before even negotiating. 😓

    I have been rejected or denied apartment rentals for the following reasons: I had a dog. The dog was a service animal, she’s passed away and getting a new one soon, but because they demanded absolutely no animals, they refused a service dog because they didn’t want ANY animals living there. My tattoos. I have many, particularly on my arms. They took one look at me, assumed I was in a gang & denied me not just the apartment, but the application too. For my income, I receive two different forms of disability payments. Guaranteed income. One from the VA, and the other from SSDI. They claimed they didn’t do section 8, which I'm not on. And the best one of all. I spoke to one guy on the phone. Made arrangements to view the apartment. I showed up and he took one look at me and blurted out he just rented the apartment that second. Mind you I am of Mexican descent. I live in Upstate NY and can say slumlords are all over. Reported every single one too!

    They might have called, we're told by the landlord that it's the correct apartment, that the previous tenants skipped, just clean it already and stop wasting his time. The renter deserves restitution but both landlord and cleaner will claim the other is at fault.

    At least they didn't steal it. My slumlord hired tweakers to clear out a storage shed of a former tenant. Instead, they cleared MY storage of all my camping, gardening, sports and outdoor gear. Then, the slumlord refused to cooperate with authorities and tell them WHO the tweakers were so my things could be retrieved. At least $4,000.00 lost....

    You should always sign a lease or rental agreement, as verbal agreements aren't as reliable in disputes. According to marketing manager Abhishek Singh, "The terms and conditions regarding the stay, the rules to be obeyed by the tenants, the guidelines for the landlords and the charges included/excluded from the rent should be clearly laid down in the agreement. This protects both the landlords and tenants as well."

    I lived, VERY shortly, in a shared house in Brixton London, the rent was so cheap however it had issues, I managed a pub at the time and had our handyman who lived near by come over to see if we needed any work done. He checked out the house then turned round and said, 'Move out. This house is falling apart' Then showed me the sinking kitchen ceiling due to the bathroom having WOODEN SLABS for flooring. I moved out quickly.

    Nah, if it were hair dye, the base color of dark dyes is more purple, and this is definitely black, so we'd see purple splotches everywhere. This looks like sewer drainage or sewage water backing up into the tub. Bleghhhh

    I guarantee they are talking about "ethnic" foods. While I agree that curry tends to linger (and it's really hard to remove the smell) I can't believe they are allowed to inspect tenants' kitchens! That's just crazy!     I don't think it was the landlord who put up that sandwich board but the manager. In the places where I have lived the manager gets a bonus from the landlord if s/he collects all the rent before the 5th or so. That makes them very motivated to come up with some embarrassing methods.

The main sewer line has rusted out and looks like clogged from toilet paper and most likely paper towels. Now I'm staying in a hotel paid by the landlord.

    Those are the shower doors that normally would be set atop the side of a built-in bathtub. And in this case, I actually don't mind this as much as others. Particularly because of the frosted glass. Keeps the privates private while allowing the bather to see and communicate with company.

    Sounds like we don’t know the full story to this incident. As a landlord, I would want to know WHY the toilet got clogged in the first place. I had this (sorry to say: stupid) girl as a roommate when I was a student. She clogged the toilet regularly every 4 weeks. Our landlord had all rights refusing to pay for the bills, once we found out WHY! She‘d dispose her tampons (and who knows what else) in the toilet.

    17 days sounds amazing... I live in a housing project and have work orders I put in two years ago that still haven't been addressed despite reminders. They make me sign a paper saying I will report cracks in the wall paint ASAP so they can check for lead but two years later, the paint is still just peeling away. Who cares about the poor & disabled who pay their rent on time every month and keep the place clean? My bathtub faucet leaked for nearly a year before they got to it (only because a federal inspector was coming) and the maintenance worker failed to turn off the water outside before removing the faucet and flooded my apartment, leaving me, a disabled woman, to clean it up. I also had to give him first aid supplies because he cut his hand while "fixing" the problem 😐 I do not have money to hire someone else to do these repairs, or I would.

    nah. this is an old old alarm panel keypad. Circa 97-99. I doubt that keypad has been on in 20 years which is likely why it got painted over. Napco hasnt made these in forever. Its a napco magnum alert. I put in so many of those that I wonder if this is a place I was in at one point in a past life.

    Todd will ultimately pay a price much bigger than the cost of repair. ANY decent property manager knows that ANY problem issue involving water keeps ringing the cash register every minute it goes unrepaired. That is why they are priority repairs.

    I'm guessing this is America. In the UK they can't actually cut off your domestic water supply like that. Water is considered a fundamental human right. You still have to pay for it and they can send in the bailiffs to take stuff to cover the costs.

    Is it illegal in the US? Or just certain states? Does it apply to maintenance workers for unscheduled work? The maintenance workers where I rent will come in whenever. Last month I came home to find my lease renewal paperwork sitting on my dining room table, when they used to leave it inside the screen door or come back when they see my car in the parking spot. Felt weird. In June the maintenance worker went to let pest control in my apartment (thats scheduled, I get a notice) and didn't even knock, just unlocked the door - but I had the safety latch on, so then he just closed the door and walked away, rather than knocking to see if I'm available. I am really paranoid about it at this point, trying to make sure that safety latch is on so I do not end up waking up one morning with with a man I do not know walking into my bedroom while I am half awake and half dressed😭

    I sometime will paint the cover so it will blend better but take it off first. It's also handy if you ever need to do touch up painting - take it to the paint shop so they can match it. Not everyone saves the color codes

    My apartment has hard water. And yes, if I boiled an entire pot of water dry, the pan would look like this. Couple things though: Welp, you just ruined the pot by dry-boiling it anyway, toss it. Though I go through them fast, my filtered pitcher gets me drinkable water. To be fair, I haven't even bothered to look up if hard water itself is drinkable, I'm guessing it is but hey, filtered pitcher. I go through a lot of Jet Dry for the dishwasher, but that's an expense of less than $1/ mo. I got this thing for the shower. I was skeptical at first, but I know that my shower curtain no longer has 'chalk raindrops' on it. I dunno, unless it was an actual condition of renting the place that the place doesn't have hard water, it's not world-ending...especially if you don't dry-boil your pots.

    Also checked the other apartments she owned and every single one of them was in urgent need of repairs as well and for every day she didn't get them fixed she had to pay a huge fine and the tenants got reduced rent until the repairs were completed. All because she didn't want to pay for a janitor or roofer.

    Which meant no hot water or washing machine so I ended up boiling water with a kettle and a big pan on the stove. I finally got a response from her 6 months later. She had been in India for 8 months?! No substitute for tenants to call. By this time the snow had come again and again, too dangerous to go on the roof. Spring came again and the leak was worse and still she refused to fix it so I had to find a different apartment, that was unfortunately not wheelchair accessible but I just couldn't live in the place I was in any longer so gave notice. She sent 4 sets of potential tenants to look at the apartment and I told all of them what a bad landlord she was, the leak that hadn't been fixed for over 2 years. They turned down the apartment and she stopped sending them. The day before I moved out I found out there was a new county tenants association that dealt with bad landlords so reported her. She was banned from renting the apartment until it was fixed to their standards and the

    She refused to pay for a janitor, even part time, and instead would send another tenant who would only confirm that I did have a fault but he couldn't do anything about it and she refused to spend money on a professional. Redecorating was stopped. She told me if have to pay for it myself which I couldn't afford, same with the dishwasher. My laundry room/storage was in the apartment and developed a leak in the ceiling. She sent out another tenant who confirmed that I had a leak. She said well it isn't bad so we'll just see what happens. Then the snow came, a lot, which stayed for 6 months so of course it was too dangerous for anyone to be on the roof and it didn't leak when it was covered in snow. Spring came, the roof started leaking again and this time had spread so that the water was coming in right next to the ceiling light and I felt like it was dangerous so kept sending in reports with no reply and couldn't get hold of her so ended up having to switch the power off to that room,

    I loved my old landlord at a previous apartment. The whole apartment was wheelchair accessible and I loved it. Landlord lived right around the corner in another of his apartments and any time I report a fault he'd be there quickly to check on it and if he couldn't fix it himself he would call a plumber or electrician or whatever to come fix it, regardless of whether it was weekdays, evening or weekends. He was amazing. The longest I ever had to wait was 48 hours and that's because he had to order a new fridge/freezer and he gave me money back from my rent to pay for the food that got ruined and for the inconvenience of being without it. He had also asked if I wanted the apartment redecorated plus a dishwasher in the kitchen and we were discussing what colour paint. A few days later I got a message from his daughter saying he had passed away. That she was the new owner and landlord. Problem with her was that she lived over 600km away and rarely ever came up north.

    We had a gas heater leaking carbon monoxide. The landlord took 6 months before they even got someone out to look at it. Then they took about 3 more months trying to decide what to do because of expenses and ended up installing a reverse cycle air con instead, which took a month to be installed. Unfortunately this was about 18 months prior to the national rental board decided heating was a right and all places had to have a working heater. We almost froze through winter and ran up our electricity bill using plug in heaters in each room.

    For those asking why the landlord wouldn't want to fix his/her property: because it was property bought with the express intent to rent, never to live there. They don't care how run down it gets as long as they can get tenants - and in this market, they can get tenants as long as it isn't condemned. Why should they spend that rental money on repairs if people are desperate enough to live in it as is? That might cost *them* a new car, or a vacation, or a shopping spree.

    That hurt my soul. Those were some gorgeous floors. The homes in my area were built in the 1940’s and a lot of the buyers back then slapped wall to wall carpet over wood floors. When I bought mine, I pulled up all the carpets and found gorgeous beechwood flooring I had refinished.

    Yes! My sister's friend (who lives with us rent-free) had my 15-year-old loquat tree "pruned" by our gardeners one day when I wasn't home. My poor loquat pretty much resembled OP's poor bonsai tree here. It's finally starting to leaf out again like a year later, but it'll be another half-decade before it puts out fruit again. I was infuriated when it happened, and I still am. There was NO reason for my sister's friend to tell the gardeners to prune MY loquat tree other than the fact that my sister's friend doesn't like me. As an aside, my sister's friend has a papaya tree that she planted in our backyard, and it's just starting to get up to a decent height. I am absolutely 100% planning my revenge.

    This happened to me when I lived in Vegas, with a newborn. It was 100 INSIDE my apartment. I ended up calling code enforcement and they came and fixed it the next day.

    This entire thread is infuriating. Landlords always want the perfect tenant and for them to treat the house as if it was their own and yet the owners are the hacks who are depreciating the value of their own home. I also think that a majority of these so called Landlords either inherited these income properties or had significant financial help in order to purchase these homes...like how did such stupid people make it this far in their lives? It really boggles my mind and frustrates me beyond belief.

    Why is the security deposit over 3 months of rent? And why TF are you responsible for maitenance? Cleaning supplies I understand but if a door or lock breaks, wh would the tenant be responsoble if it was not negligence?

    My partner and I are splitting up and I've been looking for a new place. I've seen 3 months rent up front on top of a deposit a few times. Unless you can provide a guarantor who owns their own property. My father is in a care home, my mother is dead, and I would never THINK of asking that of anyone else. In the UK btw.

    I just don't understand why landlords wouldn't fix things professionally in order to avoid damage to their own property? Eventually the damage will end up costing MUCH more and devaluing the property, causing the owner to loose a lot of money.

    I've been here for almost 6 years and have constantly had water issues with my roof. The ceiling really started cracking 7ish months ago. Finally got his ceiling guy out who determined that spacking to appease the borough wouldn't work and the whole thing needed to be replaced. 6 hours today and now there is dust/grit everywhere (including inside my fridge).

    I had this problem in an old apartment as well… I have horrible allergies so I was really suffering. I did a rent strike to get it fixed. It’s legal and you have to put your rent in an escrow account and file documents. He had it fixed immediately.

    pretty sure they negate the tenant's obligation to adhere to any of them if they were given after signing. If they haven't signed agreement with those After having been given the opportunity to review them then they have 0 obligation to follow any of them.

    You can ignore every single one of them in every civilized environment. Pretty sure that, even without tryint to enforce. This is ... well ... it doesn't read like somebody who finished any school had written it, but pretty much reads like some kid setting up rules for their room to annoy siblings or to feel a little glimpse of power. Most people grow out of that, landlords don't need to grow up.

    Pfft! My washer is in a completely different room from my dryer! This was our own decision, as the homeowners, when we got a new dryer and then realized that stackable washers and dryers aren't interchangeable between brands. *facepalm*

    Brake it down. People need to understand that landlords don't have superpowers and nobody needs to accomodate to their attempts to make life difficult, but make THEIR life difficult. Just brake it and don't have seen anything, unless there's cameras. In most countries, cameras, especially hidden ones, are prohibited unless the people about to be filmed are high visibly informed thereof.

    You would think that it would be easier and safer, since washers and dryers usually don't come with very long cords to plug them in, that both machines would be against the brick wall. You need a certain type of plug/voltage to run them as well..🤦‍♀️

My friend’s moronic ex wife got 2 kittens for their daughter and the little girl is super attached to them… she is now “getting rid of them” or getting them declawed because they are scratching the furniture. The daughter called her dad sobbing because even she knows how cruel that is. He’s going to adopt them so she can have them at his house. Yo.. dipshit… cats have claws.

    I am so glad your friend is being his daughter's (and the kittens') hero! I've had cats for 3 decades and I've never had any of them scratch ANY furniture. You just, you know, get them TONS of scratching posts AND you get them used to nail trimming (NOT declawing). My current two cats get their claws trimmed every week or so. They love it, because they get treats before, during, and after XD My personal advice is, if you can, to tell your friend to be sure to get the kittens used to getting their nails trimmed. It CAN be done at the vet's, but so much less stressful to have the owner do it at home. Plus, then the kittens can't hurt each other during playing, nor will they accidentally scratch the daughter during play :)

    Declawed? Anybody telling me they got any cat declawed in person is in for some well deserved experience. In civilized areas, animals have at least some level of protection, as with this - it's prohibited around here, and no place on earth has any excuse not to ban this cruelty. It's cutting of the FINGERTIPS, not like cutting nails. So, what do we do here with Mr. and Mrs. Exhaust Orifice, who think it's still ok? Let them taste their own medicine. Scissors are in every household, any type will do.

    ahahaha they did this with my moms house. Made an appointment to paint the door at monday 9am. Mom waits at home, no comes, makes phonecall. Guy said "yeah we will make new appoinment" Mom goes to yoga class on wednesday and comes back to find her door like this 😂😂😂 it also took months for them to fix it. They also once replaced a new panel of a double glazing window. The adress was written on it with marker, and they placed it with the adress to the inside so you couldnt wipe it! Also took months... and my mom rents from an official, big, housing association.

    They probably had a floor vent, and just closed it off. I have done a similar thing in rooms that I don’t use. If my heater is on, I want the hot air to go to the parts of the house we spend the most time in, and heat those first

    I keep mine on 64. It still gets hot so I can't imagine having to keep it on 75-78 in the summer. That's just boiling

    To be fair, even thermostats have a warning that says if you consistently run the AC below 72°, it can cause the unit to freeze up. I don’t know if that’s the case with ALL units, but that’s what mine says 🤷🏻‍♀️

    It has an electrical compressor to move coolant around. Freezers work by the coolant taking heat from the inside and dissipating it on the outside.

    I'm in a condo several buildings 12 units each. There is no main cutoff for each unit just a few local shutoff valves due the toilet, dishwasher etc. So if someone say needs to replace a water heater the whole building gets shut off. Pretty annoying and not singing I even knew to ask when buying. Half the time don't even get notice if it's an emergency

    They in fact have not been watching YouTube videos. If they had, the job would have been simple. Take the door off (very easy), peel the little piping that secures the net into the door (also very easy), put new net and put piping in to seal the new net (overall pretty easy).

    Look like yellowjackets. It's a wasp but black & yellow. They usually build nests in the ground or under logs, so may be coming through where the slab and walls connect. I get millipedes in my home this way when it's been really rainy, and they are looking for dry ground.

    You buy a property in disrepair- you have to fix it or it becomes a money pit. If they didn’t have you move and it was uninhabitable, they’d be responsible for putting you in a hotel. It makes sense, even though it was probably really inconvenient and a bit of a shock. If they didn’t fix it, they’d be listed as one of these other slumlords.

    OP states that it is only for 'updating', implying that the apartment is not in disrepair whatsoever. This is also not enough notice for their state. It is however a common tactic used to kick out long time tenants on low or fixed rent rates in order to hike rates.

    So, the kitchen floor definitely doesn’t have a subfloor. The laminate sinks in when stepping in certain areas and is damn well raised (like a bump in the floor) where a support beam is in the basement below it. I’ve waited weeks for my landlord to send someone. They no-showed the other day and finally showed up today. Just to say they couldn’t do anything about it. They told the landlord it’d need to be ripped up and replaced in order to fix the issue. Makes sense. It wasn’t installed properly in the first place. Duh. But landlords love their bandaids, right? In response to the floor needs to be torn up, this is what my landlord suggests. Rugs. In the kitchen. No plan to resolve the issue.

    When I got a new water heater installed, I requested they turn to 150 because the line is so long, and it doesn't get hot enough for the dishwasher. The installers made me sign a waiver that I knew it was higher than the recommended 125.

    The landlord was entirely pleasant throughout the conversation, even if they didn't know what the maximum allowable increase was. Asking the tenant what they are able to afford to pay, so that they won't have to go without food, or have to move elsewhere, isn't something that would cross the minds of most landlords.

    I post-dated a check one time while I was living out of state for school and taking a routine trip back home during vacation. The vacation was something like the 26th-4th, but with rent being due on the 1st, I left a check dated for the 1st as I would still be away for vacation at that time. I had an automatic transfer set up from one of my accounts to another at the end of the month which covered my rent each following month. My landlord cashed the check prior to the date I had written in (the 1st, as stated by the lease), and the cheeky so-and-so's at the bank overdrafted me after months of this system successfully in place!!! I could see the actual photocopy of my prematurely cashed check on the banking website with the date I wrote clearly shown. They begrudgingly gave me a "one-time courtesy" waiver of the $30 overdraft fee. This was KeyBank, fyi. I'm happily with a credit union now 🙂

    This is to provide an 'outline' of the proposed addition. This needs to be done before the plans are approved. Anyone living in the area can use this to see whether the new addition will block the view, light, or cause any other problems. These people can submit an objection to the proposed construction. The objections can have the design altered or even cancelled. This is not a quick process. Sometimes it could take months or years. There should be a letter attached to the frame somewhere advising all concerned to contact X Department for more information.

    I wish they had that system where I grew up. All we have to do is post a description on the fence for neighbours prior to planning approval. Mind you, in my case it wouldn't have helped as it said there would be no windows overlooking us, but there were two, plus a whole double storey wall of glass!

    That is a swamp cooler and reality is, the outside appearance is not what matters. The pads and inner workings (spider, pump and motor) are what is important. No water leakage is apparent. I would make sure that the water in on.

    Coil cleaner should be used on those units at least once a year. When the coils get dirty, they can't transfer heat efficiently.

    In some cities, local ordinances forbid gardens on residential property. If a neighbor reports such garden to the city, then the landlord can be fined. The simple solution is to mow over it and clarify to the tenant that any and all gardening is forbidden due to city ordinance.

    Two things. First, it's break, not brake. Break means to open. Brake means to stop, as in how you stop a car. Second, if this is a shared situation, such as a landlord living in the same property where a tenant is renting a room, breaking this can result in criminal damage charges, and your eviction.

    When I first moved out I rented a room above a little shop. The heater broke in the middle of winter and it was 9 degrees Celsius indoors, absolutely miserable. Landlord refused to come over until 4 days later, turns out the thing just needed a reset, which I couldn't do because it was in the shop which I didn't have a key for. I was so cold I was forced to go spend a few days at a friend's place until they finally fixed it :/ I moved immediately after my lease was up.

    Not for emergency repairs they don't. If for example a pipe burst or a major leak started, they are allowed to enter an apartment without ANY notice to solve the problem.

    This is very common with apartment complexes. You'll see half a dozen of them in some cases. The lock boxes are for fire, police, ambulance, or postal service employees to be able to access the property without having to break the door.

    The lock box isn't the problem. The problem is that it's placed in a way where the door prevents it from opening all the way, so the person is unable to get the key out.

    Our management company (house rental) blames it on property tax increases and increased maintenance costs for a '70's tract house. That still looks like the day it was built. There are small parts of walls and such I can't look at if I don't't want to go crazy. Trying to convince them to fix\replace anything takes acts of God\Congress.

    Heheh reminds me of the very last apartment I lived in. Made the apartment spotless, looking like no one had lived there. In the kitchen, there was an obvious dip in the floor, like one false move and you're going to meet your downstairs neighbor in a very quick fashion. Made countless complaints about it and soon gave up. We move out, get an email saying no deposit back because of the floor. Ohhh the amount of screenshots of past emails I sent them was magically delicious!

    While I agree that all landlords are bastards, there's nothing wrong with this one. It was sent out well within the 48 hour notice of a landlord/maintenance entering and they laid out what they'll be doing while there.

    I so badly want to take these door knobs off and scrub the paint off of them. I don't understand why people don't remove them when they paint.
