Is that a thing? I was a landlord for a few years and the only time I saw the inside of the house was when plumbers or furnace technicians were there.

Hi Seabeast, no there wasn't a cyclone. This was his Aussie joking way of saying that the real estate agents wanted to make sure that he hadn't trashed the place! In Australia, landlords (usually through the estate agent) have regular inspections every three months or so, to make sure that no damage is done. It is usually done in person, but with the COVID-19 restrictions in place, they requested photos instead.

Approx every 3 months the landlord or real estate agent comes to the house to make sure you are taking care of it. They have a list they tick off like oven clean, lawns mowed, no stains on carpets etc. It is in the tenancy agreement so yes it is legal. They do legally have to give you at least 7 days notice before they come for an inspection, it’s not like it’s a surprise. They are NOT allowed to go through cupboards or drawers etc even if it is part of the house. But they check all the rooms, the front and backyard and any sheds or other buildings on the property.

Usually you hire a house inspector if you're thinking of buying a place. They don't always catch every problem, but I passed on two houses after the inspector pointed put serious problems. Maybe the homeowner was remortgaging, or perhaps there had been some natural disaster (wild fires?) and the lender wanted to make sure the place was still habitable.

And just to give you the benefit of the doubt, any home you sell in the US undergoes a home inspection to ensure it is in suitable condition to sell. If anything is not up to code or broke it is clearly outlined in the contract of the sale of the home. If the home is being purchased on a mortgage almost any house that has significant issues will not be approved, or those issues will need to be fixed before approval. It's just business. So like I said, unless you are from another country, or a teenager....my gawd tell me that's not a serious question. Of course it's legal, mandatory in most transactions, and highly advised. However, from a buyer's perspective, these photos are a really bad example of a home inspection. You want someone checking the foundation, checking your pipes, your electic panel boxes, your insulation, etc etc. Not just fun snapshots of each room.
